Our Management Approach

The aspiration of Oxford’s Development Group is to develop the best properties across all asset classes and to be one of the premier development teams in the world. Pursuing the highest sustainable design standards is an important part of the supporting strategy.

We set targets and take action to improve energy efficiency, reduce carbon emissions, increase waste diversion, reduce water consumption and use environmentally preferred materials in our new construction and renovation projects.

Oxford believes that its decision to invest in and develop premium, green assets has a positive impact on the surrounding ecosystem and increases the long-term value and financial performance of its assets.

Our Activities

At Our Developments

Our developments give us the opportunity to introduce environmental design, procurement, site management and extensive fit-out from the onset. We develop buildings that achieve a high standard of sustainable design and construction and we put programs in place during the construction process to maximize waste diversion from landfill. Pursuing green building certifications at all of our assets demonstrates our commitment to environmental responsibility, resource efficiency and occupant well-being. We recognize the importance of proximity to public transit infrastructure and our assets are located in the urban centres to encourage walkability, livability and location proximity.

In Our Materials

We give preference to wood products from certified sustainable sources and to high recycled content, low volatile organic compound (VOC) and locally extracted and manufactured materials where practical and economically feasible. We seek to avoid the use of old-growth and exotic/tropical forest woods, non-recyclable materials, and materials from non-renewable sources in our buildings.

With Our Contractors

We provide major contractors and suppliers with a copy of our Sustainable Intelligence Guiding Principles and require that they operate in accordance with our Occupational Health & Safety and Responsible Contracting Policies. We solicit and consider environmental product declarations (EPDs) from contractors and suppliers in our product selection decisions.

In the Community

We develop and maintain strong relationships with a wide range of leading professionals in the development industry to maintain our depth of knowledge of leading practices and industry and competitive changes. We engage with local communities from the earliest stages of new development and major renovation projects consistent with local regulatory requirements and industry best practices.

Evaluation

We evaluate the effectiveness of our management approach through our key performance indicators, found in the How We Performed sections of this report. Targets and achievements measure performance against previous years and build momentum for ongoing improvements. Our green building certifications and rankings confirm that we are continually improving and building more efficient spaces.

Our aggressive targets are not only good for our business, but also for our stakeholders. In 2015, we were awarded first place for sustainability performance in the North American Diversified Office-Retail Category for the third year in a row by the highly regarded annual Global Real Estate Sustainability Benchmark (GRESB) Survey.
